Hardwood floor sanding

Scratches, grey traffic paths, pet stains and worn finish usually live in the top layer of the wood. Professional sanding removes that layer and reveals fresh, even wood without replacing your floor.

Progressive grits for a flat surface

We sand in stages, from coarse to fine grit, to flatten cupped or uneven boards and leave a smooth surface that takes stain evenly. Edges, corners and stairs are sanded by hand and with edgers.

Dust containment

Our sanding equipment connects to dust collection systems, so your home stays much cleaner during the job.

Repairs before finishing

Damaged or deeply stained boards can be replaced and woven in before the final sanding, so the repair blends in after finishing.

Frequently asked questions

How many times can a hardwood floor be sanded?

Solid hardwood can usually be sanded many times over its life. Engineered hardwood depends on the thickness of its top layer; we check it before quoting.

Do I have to move out during sanding?

Usually not. We close off the work area, but you will not be able to walk on the floor while it is sanded and finished.

Can sanding remove pet stains?

Surface stains usually sand out. Deep black stains often need board replacement, which we can do during the same job.
